What wasn't working
The previous revenue manager ran PriceLabs on its market default settings. Nothing was tuned to these properties, their guests or their booking patterns, so prices followed the market instead of beating it.
Late nights went out at heavy discounts, including nights that would have sold anyway. Property owners saw their homes listed cheap and some left the portfolio over pricing.
Rate and revenue since deployment
Each month against June, the deployment month. June = 100.
Bookings already on the books
Booked so far for the coming days, against what was booked for the same days at the same point last year. Last year leaves out stays later cancelled.
What changed
Base prices, seasonality and rules set per property against real comparables, replacing the PriceLabs market defaults.
Minimum stays and gap rules checked against the market every day.
Discounts now only apply where late demand is genuinely soft, so owners see their homes priced with the market.
Every change approved by a revenue manager and logged with its reason.
Figures are percentage changes from the portfolio's own stay-date reports, rounded to the nearest point. ADR and RevPAR compare each month with June 2026; July to September is a higher-demand period than June, so seasonality contributes to the change. Booking pace compares revenue and occupancy on the books with the same point last year. Dollar figures are not published. Past results don't guarantee future results.
